St Kitts and Nevis Citizenship by Investment

St Kitts and Nevis operates one of the world's longest-running CBI programmes, now centred on its Sustainable Island State Contribution and qualifying investment alternatives. This guide examines the current minimums, family charges, eligibility controls and property-related conditions. Figures were checked on 2026-09-23.

1. What the programme is

St Kitts and Nevis combines a long-established citizenship-by-investment framework with tighter modern due-diligence controls. Applicants choose a qualifying contribution or investment route, but the Citizenship by Investment Unit separately assesses background, source of funds and family eligibility before citizenship can be approved.

2. Current investment routes

The current framework includes the Sustainable Island State Contribution, the Public Benefit Option, approved developer real estate, or approved private real estate. St Kitts and Nevis now uses a more tightly regulated route structure than many older descriptions suggest. The SISC and qualifying investment alternatives carry different capital, property and fee implications that should be priced separately.

3. What the headline minimum really means

The lowest widely published qualifying amount is US$250,000. The SISC minimum is currently US$250,000 for a main applicant or a family of up to four, with additional amounts for extra dependants. The US$250,000 SISC minimum is a useful reference, not a final quotation. Add due diligence, application, passport, professional and any investment-specific costs for every person included in the file.

4. Real estate and recoverable capital

Developer real estate starts at US$325,000. Approved private real estate starts at US$325,000 for a qualifying condominium interest or US$600,000 for a qualifying single-family home. A seven-year holding period applies to programme real estate. For St Kitts and Nevis property or other approved investment, programme qualification and investment quality are separate questions. Review the prescribed holding period, legal interest, developer risk and likely exit market before committing capital.

5. Application and due diligence

Applications are submitted through authorised agents. Main applicants are interviewed, and due-diligence fees currently start at US$10,000 for the main applicant with separate charges for qualifying dependants aged 16 or older. The CIU's enhanced screening means applicants should expect detailed questions about business interests, source of wealth and the path of funds. Consistency across bank records, corporate documents and declarations matters as much as a clear criminal record.

6. Residence and physical presence

The programme is designed for applicants who do not need to relocate as part of the standard application process, although applicants must comply with interview and any case-specific requirements. The programme avoids the ordinary multi-year residence route to naturalisation, but that does not eliminate interviews, oaths, biometrics or other formal steps. Use the current CIU procedure rather than assumptions based on older versions of the programme.

7. Family eligibility

St Kitts and Nevis applies detailed dependant conditions, including published age and dependency tests for some relatives. Test each family member against those definitions before calculating the household total.

8. What to verify before applying

St Kitts and Nevis is the longest-running modern Caribbean CBI programme. Its rules have changed materially in recent years, including route names, pricing, interview requirements and property thresholds. Given the recent reforms, verify St Kitts and Nevis route names, minimums, authorised-agent status, family eligibility, interview rules and holding periods directly against current CIU material before paying.
