1. The qualifying investment is not the invoice total
CBI marketing usually leads with one large number: the contribution, property purchase or other minimum investment. The actual cash requirement is broader. A complete budget separates the qualifying investment from government processing, due diligence, naturalisation, passport, interview, bank and professional costs.
2. Contribution routes
A government-fund contribution is normally non-refundable. The advantage is simplicity: there is no property to value or resell. The disadvantage is that the qualifying capital is a true cost. Family additions can increase the contribution or trigger extra dependant charges, so the single-applicant figure may have little relevance to a household of four or six.
3. Real-estate routes
Property routes preserve an asset, but the investment amount is only the beginning. Government fees may be higher than on a donation route, and buyers can face legal fees, conveyance expenses, taxes, insurance, maintenance and developer or management charges. Approved-project shares can also have limited resale markets.
4. Due-diligence fees
Due diligence pays for background screening and is normally non-refundable regardless of the investment route. Charges are often separate for the main applicant and older dependants. Enhanced due diligence can add cost when the file involves multiple nationalities, complex companies, high-risk jurisdictions or difficult source-of-funds histories.
5. Professional and intermediary costs
Some programmes require an authorised agent, while others use lawyers, licensed representatives or official portals. Professional fees vary and may not appear in government price tables. Ask for a written breakdown that distinguishes mandatory government charges from the intermediary's own fee.
6. Banking, currency and transfer costs
Large international transfers can attract correspondent-bank charges, exchange spreads and compliance delays. A programme may insist that the government receives the full quoted amount, so a short payment caused by fees can hold up the file. Crypto-based routes add wallet and exchange-record documentation rather than eliminating source-of-funds scrutiny.
7. Family-of-four arithmetic
The most useful comparison is a household-specific one. Several Caribbean programmes now bundle up to three dependants into a base contribution, while others add processing or dependant charges. The result can reverse the apparent ranking based on the single-applicant headline.
8. Build a total-cost worksheet
For each candidate programme, list the qualifying investment, government fees, due diligence, family charges, property transaction costs, agent or legal fees, travel and document expenses, and the amount of capital locked up. Then mark which amounts are recoverable and when. That produces a far more realistic comparison than a single advertised minimum.
9. Build an audit-ready application record
Maintain a payment ledger alongside the application: government contribution or investment, due-diligence fee for each adult, processing charges, professional fees, property costs and any post-approval amount. Record which payments are refundable on refusal and which become non-refundable at an earlier stage.
Unusual financial history can also create extra professional and documentation cost. If funds come from a business sale, inheritance, litigation settlement or multiple accounts, budget for the records and explanations needed to make that trail intelligible rather than assuming the headline due-diligence fee is the whole compliance cost.
